3 Villas, Jesenice

3 Villas
Year: 2025
Location: Jesenice

At the dramatic meeting point of the awe-inspiring Poljička mountain and the picturesque coastal village of Jesenice near Omiš, a project of three luxury villas has been carefully nestled into the terrain. The concept is designed to guarantee maximum privacy for residents while offering the most spectacular possible views of the Adriatic Sea. This is achieved by utilizing natural elevation differences and optimizing the orientation of individual spaces.
The villas are designed with dual personalities: an open side—defined by expansive glass walls facing the pool and sea—and a sculpturally closed side that safeguards the intimacy of the users. Each villa features a generous open-plan ground floor that extends seamlessly onto a terrace with an infinity pool, while the upper floor comprises three bedrooms, each with its own bathroom and balcony, along with a shared sauna.
The materials are straightforward, elemental, and locally sourced. The central volume is pure in form, devoid of openings or ornamentation, and finished in a rudimentary rough plaster. This clean massing is punctuated only by elegant dark horizontal extensions that provide shelter to the terraces and expand the living areas outdoors, as well as vertical stone accents that stretch beyond the main structure, offering a refined visual transition toward the backdrop of Vela Gora.
